Q: What is Lakowe Lakes Golf & Country Estate?
A: Lakowe Lakes Golf and Country Estate is an exclusive 308-hectare residential development set within a scenic countryside around an 18-hole world-class golf course. The estate provides premium plots to house residences – detached and town homes, and corporate lodges. It will include requisite amenities, such as a clubhouse, halfway house, golf academy, and recreation center amongst others, all complete with first class infrastructure. Additionally, the estate offers an array of lakes, of which the spectacular 55-hectare man-made lake is the main feature.
Q: Who is the developer of Lakowe Lakes?
A: Asset & Resource Management Company Ltd (ARM) is the primary sponsor of Lakowe Lakes. The multinational project team responsible for the roll out of the golf estate include the following companies:

Q: Where is Lakowe Lakes Golf & Country Estate?
A: Lakowe Lakes is in Ibeju Lekki Local Government Area, approximately a 35 minutes drive from Mobil, Victoria Island. The site is accessed via the Lekki-Epe Expressway, clearly marked by prominent directional signage.
Q: How do I visit Lakowe Lakes?
A: We encourage visits to Lakowe Lakes, during our on-site operational hours:

Q: What is unique about Lakowe Lakes Golf Estate?
A: Lakowe Lakes Golf and Country Estate is the only development of its kind in West Africa today. It is situated in an area of unspoilt natural beauty, amidst a pristine coastal forest setting to offer a scenic golf course, designed by PGA professional and golf course designer, Robert O’Friel- Furthermore, the stunning 55-hectare recreational lake will provide residents unparalled private access to expansive aquatic sports activities. Other planned amenities for Lakowe Lakes include the members only golf clubhouse, a lakeside recreational centre, jogging path, corporate lodges, an events centre etc to create a complementary balance.

Q: What property can I buy in Lakowe Lakes?
A: The Estate offers serviced plots of land that range from about 500sqm to over 1,000sqm, as well as terrace styled homes for sale. Once the land is purchased, you will be required to build your home to the design and specification of one of the available house types, within 2 years of the final payment for the plot.
Q: How many house types are available on the Estate?
A: There are currently 6 house types of 3 and 4 bedrooms as described below.

Q: What view will I have from my house?
A: You may obtain your choice of the following views:
- Lakefront – a view of one of the estate’s beautiful lakes
- Fairway view – a view of the golf course greenery
- Regular view – a view of estate landscape and vegetation
Plots with lake and fairway views come at a premium price.
Q: How do I buy into Lakowe Lakes?
A: You can start by indicating your interest in the purchase of assets on the Estate. Our sales agents will be happy to assist you by completing a guided tour of the estate, and completing an application form. Application forms can be obtained via:

Q: What are the payment terms?
A: Payment for a serviced plot will attract a 15% deposit upon indication of interest, the balance payments are expected quarterly, over an 18 month period.
Q What do I get when I complete my payment?
A: The following documents are given to you once you complete your payment for the plot:
- Agreement to Sublease
- Homeowners Agreement
- Building Guidelines
- Residents Association Constitution
- Deed of Sublease
Q: How many years is the Certificate of Ownership (C of O)
A: C of Os are issued for a 99-year period and purchasers will be assigned the rights over their
plots for the remainder of the ownership period.
Q: What is the procedure for building homes on the estate?
A: There are three steps for this process.
- Consult with your sales representative to select your preferred serviced plot and home type on offer.
- Upon full payment of your plot, the Estate Project Manager will be available to discuss the construction process of your preferred home type. The Estate Project Manager will provide guidance in selecting a contractor from the pool of approved contractors that will be best suited to meet your requirements. All parties will discuss and agree on the level of finishing required, the total cost including the payment schedule, and the construction period.
- The Estate Project Manager must approve all construction on the Estate, and will liaise with the contractor; oversee the construction; and ensure that your home is delivered on time and to the correct specification. A fee of 2.5% of the house cost will be charged for this service.
Q: How long will it take to build my home?
A: This is dependent on your agreement with the contractor; however, if all the payment milestones are met, most of the homes offered in the Estate can be constructed within 12 months. It is important to note that you are expected to finish building your home within 24 months of fully paying for your Plot.
Q: Can I build my home myself?
A: No. Only pre-selected contractors will be allowed to build on the Estate. Our goal is to provide an unmatched residential environment with quality-finished homes that meet all regulatory requirements. We have selected contractors that we are confident will deliver the high-quality requirements of the homes and understand the building regulations of the Estate. The contractors have been selected to avoid damage to the infrastructure, golf course, or disruption to the tranquility of the Estate.
Q: Can I finish my home myself?
A: Yes. You can request for the house of your choice to be delivered as a ‘shell’ (without internal finishing such as doors, flooring, fittings etc) and then finish your home to your own taste. However, your finishing contractor can only work subject to the schedule and regulations of the Estate Project Manager.
Q: What if I want to change the interior of my home?
A: Homebuyers are encouraged to modify their home interiors to reflect their personal tastes. We however recommend that you consult with the Estate Project Manager before making any structural changes.
Q: What if I want to change the exterior of my home?
A: The External façade of all homes will remain as planned, and cannot be changed. Owners are also not permitted to build a structure beyond your building regulation zones. The home designs provided have been carefully selected to conform to the general style of the entire Estate. However, you will be able to paint your home with a colour of your choice within the approved housing colour scheme for Lakowe Lakes.
Q: Will the Estate have a designated facilities manager?
A: Yes. Lakowe Lakes will appoint accomplished, qualified golf course and estate managers of international standards to ensure the ongoing quality standard of living is maintained. From its inception, the Home Owners Association (HOA) will be a separate, not for profit, legal entity responsible for the supervision, control and regulation of the management of the estate, with the objective of maintaining its high standards into perpetuity.
Q; Will there be a homeowner service charge?
A: Yes. Each homeowner will be required to pay a Home Owner Association fee, or any other levy mandated for ongoing maintenance of the Estate. The facility manager will determine the charges.
Q: What are the plans for security on the Estate?
A: Public access to the Estate will be limited to only invited and approved guests, and members of the golf or sports club. The Estate will be fenced and gated, while mobile security patrols will be employed to secure its perimeter. Modern intrusion detection and monitoring systems will also be utilized for the perimeter areas.
Q: What is the source of power supply on the estate?
A: While power will primarily be supplied by PHCN, there will however be backup generators at central locations. Residents will not be permitted to have personal generators in their houses.
Q: When is the development expected to be completed?
A: The golf course, temporary clubhouse and infrastructure are scheduled for completion by 2011 year end. The remaining sections of the Estate will be developed in phases, which will be determined in the near future.
Q: Will there be provision for a hospital within the estate
A: There are no plans to build a hospital within the estate, but there will be a clinic in case of emergency.
